STAGE 1
Rough Clean (While Trades Are Still On Site)
The rough clean kicks off while construction is still active — typically once framing and drywall are substantially done but before final finishes go in. Its job isn't to make the space spotless. It's to manage the mountain of debris accumulating on site so crews can work safely, navigate easily, and protect the new materials going in.
What happens during a rough clean:
Remove bulk construction debris, wood scraps, drywall offcuts, packaging, and plastic wrap
Clear stairwells, corridors, and pathways so trades can move freely
Sweep and vacuum rough floors on every level
Wipe down windowsills and ledges before dust settles into new finishes
Haul waste materials to designated disposal areas
WHY IT MATTERS
Construction debris is a safety hazard — nails, sharp offcuts, and accumulated dust cause slips, trips, and respiratory issues for your tradespeople. A rough clean keeps the site organized and reduces rework caused by dust contaminating fresh finishes. Think of it as protecting your investment before it's even complete.
STAGE 2
Second Clean (Pre-Inspection)
This is the big one. The second clean happens after all trades have cleared out, and it's what prepares the space for your occupancy inspection and official handover. It's the most intensive phase and the one where most cleaning companies either earn their fee or fall flat.
The golden rule of a proper final clean: HEPA vacuum every surface from ceiling to floor before anything gets wiped. Standard vacuums just recirculate fine drywall dust back into the air. HEPA filtration traps it. That's not optional, it's the standard.
Interior surfaces:
HEPA vacuum all surfaces, top to bottom, before any wiping begins
Remove construction labels, stickers, and protective film from windows, appliances, and fixtures
Solvent removal of all adhesive and tape residue
Interior window glass, frame, track, and sill detailing
Grout haze removal from new tile
Kitchen and bathroom fixture cleaning sinks, tubs, toilets, counters, faucets
Cabinet interior and exterior wipe-down
Light fixtures, baseboards, door frames, and trim
HVAC vent covers and register cleaning
Floors:
Hardwood / LVP clean and buff to a polished finish
Tile grout cleaning and polishing
Concrete dust mop and damp mop
Carpet HEPA vacuum and spot treatment
Common areas and building:
Elevator cab walls, floors, fixtures, and ceiling
Lobby and entrance detailing
Corridors and stairwells
Parkade sweep and debris removal

Depending on building size, this is typically a quick, targeted, and focused approach on the areas that see the most traffic during a walkthrough.
What the Final Clean covers:
Re-wipe all high-touch surfaces in common areas
Re-clean the elevator cab (guaranteed to take a beating during inspections)
Address any cleaning punch list items flagged in the walkthrough
Final window polish on lobby-facing and suite entry glass
Entrance, vestibule, and lobby detail cleaning
Spot-clean floors in high-traffic paths
